There are some people in Wilford and Compton Acres living close to the proposed CW tram route who fear their amenity will be debased and their homes devalued by the trams.

On the contrary, all the experience of tram operation in other UK cities (Croydon, Manchester, etc.) and abroad shows that wherever tramways are built, property values go UP!! The rental values of industrial premises rise, and land values increase. Trams are well-used, fast and convenient, so it is not surprising demand for housing close to tram stops increases.

In the past three years in Croydon homes near the tramlines have risen 75 to 100% in value, a rate of 20-25% per annum. This appreciation has been about one quarter higher than the rest of south London. Back in Nottingham, house values are rising sharply right now at Cinderhill and Hyson Green, where tram Line One is being built. At Cinderhill there are 100 houses right next to the tramline, many with tiny back gardens. This makes no difference to their saleability.

There is no evidence at all from other cities that trams produce mass devaluation of homes, even those only a few yards from the tram tracks.
